How To Avoid Rental Scams (Malaysia)

This is not legal advice. It’s a practical checklist to reduce the chance of losing a deposit.

The 6 rules (memorize this)

  1. Never pay a deposit before viewing the unit and the building access/parking.
  2. Match the bank account name to the owner or an authorized representative.
  3. If it’s “too cheap” or “urgent”, slow down. Scams use pressure.
  4. Get proof of control: keys, access card, and permission to show the unit.
  5. Keep receipts and screenshots (chat, payment, unit photos, IC watermark if provided).
  6. If you’re unsure, bring a friend to the viewing and verify again.

Before the viewing

  • Ask for the building name, area, and a clear viewing time.
  • Ask what’s included (WiFi, utilities, parking) and the full upfront cost (deposit, first month, booking fee).
  • If they refuse to schedule a viewing but ask for money: stop.

At the viewing

  • Check the unit condition quickly: water pressure, leaks, aircon, locks, pests.
  • Ask about access cards and replacement fees.
  • Confirm parking: exact bay number, covered vs uncovered, access method.
  • Take a short video so you remember what you saw.

Before you transfer money

  • Confirm the account holder name and keep a screenshot.
  • Write a simple agreement in chat: deposit amount, start date, rent amount, and what it covers.
  • Ask how you’ll receive keys and cards (and when).
