Rental Agreement Basics (Simple, Practical)

Write these 10 items (minimum)

  1. Rent amount (RM) + due date
  2. Start date + end date (or renewal)
  3. Deposit amount + when it’s returned
  4. Notice period (example: 30 days)
  5. What’s included: WiFi, utilities, parking
  6. What’s not included: extra bills, replacement cards/tags
  7. Who pays repairs (small vs big)
  8. House rules (guests, smoking, pets, quiet hours)
  9. Move-in rules (lift booking, access cards, management registration)
  10. How to report issues + expected response time

Payment safety

  • Never pay deposit before viewing.
  • Match the bank account name to the owner / authorized rep.
  • Keep receipts and screenshot the agreement.
