Rental Agreement Basics (Simple, Practical)

Write these 10 items (minimum)
- Rent amount (RM) + due date
- Start date + end date (or renewal)
- Deposit amount + when it’s returned
- Notice period (example: 30 days)
- What’s included: WiFi, utilities, parking
- What’s not included: extra bills, replacement cards/tags
- Who pays repairs (small vs big)
- House rules (guests, smoking, pets, quiet hours)
- Move-in rules (lift booking, access cards, management registration)
- How to report issues + expected response time
Payment safety
- Never pay deposit before viewing.
- Match the bank account name to the owner / authorized rep.
- Keep receipts and screenshot the agreement.
