1) Unit condition (7 minutes)

  • Water pressure + hot water (all bathrooms).
  • Aircon: turns on, cools, no strong smell, no leak marks.
  • Windows/doors lock properly.
  • Look for water stains, mold, pests.
  • Take photos/video (wide + close-ups).

2) Access + safety (4 minutes)

  • How many access cards are included? Replacement fee?
  • Any visitor registration method (QR/app/guard)?
  • Ask where notices are posted (board/app/group).

3) Parking (2 minutes)

  • Confirm bay number + covered vs uncovered (take a photo).
  • Confirm access method (tag/card/plate) and setup/replacement fees.
  • Ask visitor parking rules and typical availability.

4) Money + paperwork (2 minutes)

  • Confirm total upfront costs (deposit + first month + any booking/admin fee).
  • Confirm what’s included (WiFi, utilities, parking).
  • Never pay deposit before viewing.
