Why JiranLink exists

Property information in Malaysia is notoriously fragmented. Real estate portals are cluttered with duplicate listings, watermarked photos, and sales-driven descriptions. Crucial details — floor plans, parking ratios, maintenance fee history, JMB quality — are routinely hidden behind a "Contact Agent" wall or simply absent.

JiranLink flips the model. We research first, transact never. Our goal is to create a centralized, editorial-grade reference for condominiums and residential buildings in Malaysia, starting with Kuala Lumpur. The site is free, has no agent listing ads, and earns no commissions from rentals or sales.

How we collect and verify data

Every building profile on JiranLink is built from multiple independent sources. Our general process:

  1. Official developer materials — brochures, official project pages, sales kits, and COB (Commissioner of Buildings) filings are the primary source for structural data such as unit counts, floor counts, built-up sizes, and car park ratios.
  2. Public records — where available, we cross-reference with publicly accessible government portals including the Ministry of Federal Territories, NAPIC, and local council databases.
  3. Community research — resident-contributed insights and local notes are reviewed before publication. Verified resident quotes are marked only when the contribution context can be defended. Other local notes are labeled more cautiously.
  4. Site observation — for buildings in active coverage areas, editors conduct periodic on-the-ground verification of access, facilities, and neighborhood context.

Verification status explained

Each building page carries one of three verification states:

  • Verified — all key data points (unit count, floors, car park ratio, built-up) have been confirmed against at least two independent primary sources.
  • Partially Verified — some fields are confirmed; others are sourced from a single source or still under review. These are clearly labeled.
  • Unverified — data is from community contribution only and has not yet been cross-checked. Treat with appropriate caution.

The "Gotong-Royong" approach

"JiranLink" means Neighbor Link. Our archives grow through a combination of editorial research and verified community contributions — gotong-royong property research.

If you live in a building in our archive, you know things no brochure can tell us: the best time to use the gym, the most reliable internet provider, which floor gets the worst heat, or how responsive the JMB is to maintenance requests. We invite you to share those insights to help your future neighbors.

Our independence

JiranLink does not charge owners or agents to list properties, and takes no commissions on rentals or sales. This allows us to remain objective. If a building has documented maintenance issues, parking problems, or management complaints, we document them. Our loyalty is to the accuracy of the built environment, not to a sales quota.

To sustain the project, JiranLink may carry non-intrusive native sponsorships from relevant service providers (internet, utilities, movers) where clearly disclosed. Sponsorships do not influence editorial content.
