Bangsar proper carries exactly two high-rise developments in our archive, both on Lorong Maarof, both opened within the last two years - and almost nothing else about them matches.
Alfa Bangsar is a completed 42-storey freehold tower where the Holiday Inn operates below your neighbours. Bangsar Hill Park is a six-tower leasehold estate built into the hillside where the Sri Pahang flats once stood. One sells convenience; the other sells the hill.

The Two Pitches
Alfa Bangsar — the pragmatic tower
City Motors Group’s 178 serviced apartments sit above a 220-room Holiday Inn and about 25,900 sq ft of retail at the Maarof/Tandok junction. Freehold tenure in Bangsar proper is genuinely scarce, and the hotel below means housekeeping-grade services upstairs. Built-ups run compact: 570 to 997 sq ft across five layout types, launched between RM 963K and RM 1.68M per the developer’s own APDL disclosure.
The Edge reported the residential component fully taken up before opening, with the hotel operational from January 2025.
Bangsar Hill Park — the estate play
Sunsuria and Suez Capital’s redevelopment of the former Sri Pahang flats site spans 9.82 acres with GreenRE-certified landscaping. Verdura’s two 57-storey towers are the tallest residential structures in Bangsar, with blocks of 406 units each at 917-1,478 sq ft. Leasehold runs 99 years from 2020 (expiring October 2119) - a materially different resale proposition than Alfa’s freehold title.
Completion was developer-stated for March 2025; independent handover verification is still pending in our records, so treat occupancy claims carefully until CCC confirmation surfaces.
Transit Reality
Both towers reference Bank Rakyat-Bangsar LRT (Kelana Jaya Line). The station sits elevated above Jalan Bangsar, downhill of the Maarof ridge - our Bangsar Hill Park record carries a roughly 6-minute walk claim, while Alfa’s 700-metre figure comes from The Edge and should be treated as an estimate pending route verification. Either way, this is a downhill-then-climb commute pattern residents either accept or drive through; the NPE, Sprint and Federal Highway carry most actual traffic.
Fee and Price Transparency
Neither building has published verified maintenance fees or transaction data in our archive yet. Alfa’s launch pricing (RM 963K-RM 1.684M per APDL, later marketed from RM 1.05M) and Hill Park’s RM 835K-1.599M Verdura range are developer-stated launch figures, not market evidence. Who Is Bangsar For?
Freehold loyalists: Alfa Bangsar is effectively the only completed freehold high-rise game in town - at compact layouts and hotel-adjacent living.
Space and landscape buyers: Verdura’s larger formats and the hill estate environment justify leasehold for some; confirm handover documentation first.
Not ideal for: yield hunters - neither tower publishes rent evidence yet, and Telawi-fringe pricing tends to price against yield.
