Bangsar South is the purpose-built township that actually delivered: covered pedestrian links, Kerinchi LRT inside the network, Nexus-era office demand feeding rentals. Our archive covers six buildings here - and they are not interchangeable.
The catch is what “Bangsar South address” hides. Suez Capital’s original KL Gateway blocks behave nothing like UOA’s later towers on price per foot, and Khaya Residences sits closer to Abdullah Hukum than to Kerinchi entirely.

Transit: The Corridor’s Actual Superpower
KL Gateway Residences is the benchmark: four minutes to Kerinchi LRT through the township’s covered walkway system - the walk survives monsoon afternoons. It also tops our rental yield dataset at 7.0% gross, though midpoint maths flatters it; model your unit type.
Residensi Kerinchi walks 10 minutes to Universiti LRT instead - a different station, same line - at the area’s lowest fees (RM 0.20-0.22 psf). South View splits the difference at nine minutes to Kerinchi.
Goodwood Residence publishes an 18-minute Kerinchi walk despite sitting inside the township - the hillside placement costs transit. Khaya Residences orients toward Abdullah Hukum (five minutes) across the Federal Highway, connecting to KL Eco City rather than the Nexus cluster.
Flood Risk

Who Is Bangsar South For?
Yield-focused buyers: start at KL Gateway and South View - sub-RM700k entry, genuine walkability, office-worker rental demand. Verify current rents against your unit type before trusting any percentage.
Premium buyers deciding between Goodwood, Khaya and The Park Residences: you are buying finish quality and brand positioning as much as location; all three sit minutes from the same township amenities.
Not ideal for: buyers wanting landed-style space - layouts here skew compact by design.
