Bukit Jalil Condo Guide 2026 — Prices, Transit, and Trade-offs

Bukit Jalil is where KL’s sub-RM800k hunt usually lands: an elevated township with the Sri Petaling LRT line, Arena of Stars events, and enough completed stock that real comparisons are possible. Our archive currently covers 11 buildings here - the deepest coverage of any area we track.

The catch is internal geography. “Bukit Jalil LRT” serves one cluster; Awan Besar and Sri Petaling serve others. Two buildings sharing a postcode can have completely different transit stories.

Transit: What the Walk Times Actually Mean

Three stations split the township. Bukit Jalil LRT (Sri Petaling line) serves the older core - Impiana Sky, Parkhill, The Park 2 and KM1 East sit closest at 10 to 15 minutes. Awan Besar picks up the western ridge buildings: Skyluxe and Residensi Bintang face longer walks (17 to 20 minutes), which is the quiet trade-off behind Residensi Bintang’s standout RM 0.22 psf fee. Sri Petaling station covers Twin Arkz at roughly 18 minutes.

The Park Sky Residence publishes no verified walk time in our archive - unusual for its price bracket, and worth resolving with management before buying on transit assumptions.

Flood Risk

Bukit Jalil’s elevation works in its favour - building-specific notes in our archive carry lower flood concern than low-lying corridors like Old Klang Road. Individual building pages carry the current notes; flash-flood history concentrates on access roads after extreme rain rather than the towers themselves.

If 7% gross yields tempt you, note the corridor’s yield champion (KL Gateway Residences) sits in Bangsar South, not here. Bukit Jalil’s best verified yield belongs to Impiana Sky.

RM 552K to 1.75M spans studio to family layouts beside Bukit Jalil City’s mall machinery. Twelve minutes to LRT keeps it honest as a transit buy rather than a hope.

Fees: The RM 0.22 Question

Residensi Bintang’s RM 0.22 psf is the lowest verified fee in our whole archive - a functional difference of hundreds of ringgit yearly against Twin Arkz’s RM 0.38 on the same unit size. Lower fees sometimes signal leaner upkeep budgets, so read the fee guide and request the building’s actual budget before assuming it is a bargain.


Who Is Bukit Jalil For?

Sub-RM800k hunters - this is the deepest verified inventory in KL, from RM 280K entries upward.

Transit-first renters - three stations, but verify your specific building’s walk before signing; the range is 10 to 20+ minutes.

Not ideal for: buyers who need a guaranteed short walk AND premium finishes under RM700K - that combination lives in Bangsar South instead.
