Exsim in Bukit Jalil: One Building, a Bigger Footprint

Exsim Development is active across several Klang Valley townships, and Bukit Jalil is one of its earlier footprints. Only one Exsim-built Bukit Jalil condominium is currently in JiranLink’s directory - Twin Arkz - so this profile is deliberately narrow: enough developer context to understand what Exsim was building in the area, anchored to the one building we can actually verify.
Twin Arkz: the verified building
Twin Arkz is a freehold, 363-unit twin-tower condominium, 33 storeys each, on Jalan Jalil Pujasera near Bukit Jalil’s National Stadium precinct. Exsim’s own brochure and Green Building Index’s independent completed-certification record both place completion and CCC on 22 March 2016 - GBI’s record matters here because it’s a second, independent source rather than just the developer restating its own date. (A secondary listings snippet elsewhere claims a 2015 completion; we defer to the 2016 CCC date because it comes from Exsim’s official brochure, corroborated by GBI, rather than an unsourced portal listing.)
Maintenance runs around RM 0.38 psf on a secondary-sourced estimate, and Sri Petaling LRT is roughly 18 minutes’ walk - workable but not a daily-commuter distance for most residents, per our own walk-time league table.
Exsim’s Bukit Jalil footprint, for context
Around 2010–2013, Exsim built out three projects in the immediate Bukit Jalil area, based on contemporaneous reporting from The Edge Malaysia:
- The Treez - a 2.6-acre residential condominium, GDV RM190 million, launched Q4 2010.
- Twin Arkz - GDV RM280 million, 363 freehold serviced apartments on 1.8 acres, launched around 2012 - at the time of that reporting, sales were tracking near 70% at preview.
- The Rainz - reported as launching in Bukit Jalil in 2013, with no GDV or unit-count detail available.
These figures describe the launch era, not current 2026 status - they’re historical context for how Exsim entered the area, not a claim about how any of these projects stand today. The Treez and The Rainz are not currently in JiranLink’s directory, so we don’t carry building-level data on either.
Exsim’s own company materials describe The Treez, in nearby Kota Damansara, as an early landmark in its portfolio, alongside a broader build-out across the Klang Valley in the years since.
Why this profile stops at one building
The Arcuz, another Exsim development in our archive, sits in Petaling Jaya - not Bukit Jalil - so it isn’t part of this profile despite sharing a developer. We’d rather scope a developer profile tightly to what’s actually verified in the directory than pad it with projects that only share a name.
