The Hermington vs Residensi Kuchaimas: A Kuchai Lama Comparison

Both developments sit side by side in Kuchai Lama, both built by Aset Kayamas, yet they serve fundamentally different markets. This comparison breaks down what actually matters when choosing between them.

The Concept: Market-rate vs RUMAWIP

The Hermington is Aset Kayamas’ market-rate condominium play in Kuchai Lama. With 479 units spread across 46 floors, it targets young professionals and small families who want modern amenities without KLCC pricing.

Residensi Kuchaimas falls under the RUMAWIP (Rumah Mampu Milik Wilayah) scheme—Kuala Lumpur’s affordable housing program. Also 478 units, but positioned for first-time buyers and households meeting the income criteria for subsidized homeownership.

Same developer, same neighborhood, different buyer profiles. Hermington buyers are paying for premium finishes and facilities. Kuchaimas buyers are accessing homeownership at below-market rates with government-backed terms.

Density & Privacy

Here’s where the numbers matter. Both towers pack roughly 480 units into high-rise structures, but the experience differs.

Kuchaimas is classified as very high density under RUMAWIP guidelines, which means more units per floor and tighter common area circulation. Expect busier lifts during peak hours and more foot traffic in shared corridors.

Hermington, while still dense by suburban standards, maintains slightly better breathing room. The 46-floor configuration spreads vertical traffic more efficiently. Residents report better privacy perception—not because units are larger, but because common spaces feel less congested.

Facilities & Maintenance

Hermington’s facility deck includes a swimming pool, gym, function room, and children’s play area. Maintenance fees run higher, but the upkeep shows: residents consistently cite “excellent security and management” in neighbor surveys.

Kuchaimas offers more modest facilities aligned with its affordable housing mandate. The pool deck, however, gets a notable mention from residents: “Pool deck gets great evening sun”—a small win for sunset swimmers and after-work relaxation.

Security exists at both developments, but Hermington’s guardhouse operations and visitor management systems operate at a more polished level. You’re paying for it either way—just depends on whether you value that premium.

Location & Traffic

Both developments share the same Kuchai Lama address, which means identical access to:

  • NSK Trade City (walking distance from both)
  • Kuchai Lama LRT (future line)
  • Major roads: Jalan Kuchai Lama, Jalan Puchong

Traffic is the real consideration. Jalan Kuchai Lama bottlenecks hard during evening rush. One resident insight captures it perfectly:

“Traffic on Jalan Kuchai Lama is heavy at 6 PM, but taking the backroad near NSK saves 15 minutes.”

This backroad shortcut—accessible from both developments—becomes essential knowledge for daily commuters. Hermington residents may have marginally easier access depending on which exit they use, but both towers benefit from the NSK-adjacent alternative route.

Verdict: Which neighbor are you?

Choose The Hermington if:

  • You want market-rate finishes and facilities
  • Security and management quality rank high
  • You’re okay paying premium maintenance fees for better upkeep
  • Privacy and less crowded common areas matter

Choose Residensi Kuchaimas if:

  • You qualify for RUMAWIP and want affordable homeownership
  • You’re first-time buyer working within budget constraints
  • You value the evening sun on the pool deck over facility variety
  • You’re willing to trade some density comfort for below-market pricing

Both are solid Aset Kayamas products in a neighborhood undergoing gradual gentrification. Hermington buys you comfort. Kuchaimas buys you entry.
