KL Condo Prices & Building Ages by Area: Our Dataset

Every property portal publishes a “price psf by area” chart. Ours comes with the source rows attached: 65 building records, each carrying its own verification status, compiled into one view of what KL condos cost per square foot - and how old the stock underneath those numbers actually is.

Averages use only records with a published median psf; areas without enough verified psf data show a dash rather than a guess.

Four things the numbers say

1. Petaling Jaya carries a real premium — for reasons beyond the unit. At roughly RM 862 average recorded psf, PJ sits about 44% above Taman Desa’s RM 484 despite a similar distance from the city core. Mature infrastructure, established schools and the address itself are what the premium buys; our PJ condo guide breaks down whether it is worth it for your case.

2. Kuchai Lama is the new-build value cluster. Nine buildings completed between 2021 and 2023, averaging around RM 527 psf. No other area combines that recency with that price band. The trade-offs - leasehold-heavy titles, MRT rather than LRT access - are documented per building in our Kuchai Lama guide.

3. Cheras spans thirty years of construction standards. From 1994 stock to 2023 deliveries, Cheras contains both RM 300K entry condominiums and current-spec towers on the Putrajaya Line. Averages mislead here more than anywhere else in the dataset; building-level comparison is mandatory. Start at the Cheras MRT guide.

4. Bangsar’s two-building sample says almost nothing statistically. Both completions date to 2025 - Alfa Bangsar and Bangsar Hill Park’s Verdura. Treat any psf claim about “Bangsar” based on two towers as anecdote, including ours.

What this dataset cannot tell you

  • Asking vs transacted: our psf figures come from recorded medians in each building’s sources; portal asking prices run higher.
  • Unit-mix effects: a tower of studios prices per foot differently from family layouts at the same address.
  • Fee burden: psf price ignores monthly costs entirely - pair this with maintenance fee reality and the yield dataset before comparing areas on price alone.

Records refresh as verification improves; expect these tables to move.
