Old Klang Road condo guide 2026: three profiles, checked carefully

Old Klang Road is one road name stretched across very different pockets. A building near Mid Valley City is not interchangeable with one deeper in OUG, even when both use “Old Klang Road” in a listing.

The old version of this guide flattened those differences. It gave every building the same flood rating, assigned precise station walks and repeated management praise without current management records. This version separates what the sources establish from what a buyer must test.

The table deliberately omits asking-price ranges, rents and maintenance rates. Those fields change, and the retained sources do not provide one comparable current snapshot.

Southbank Residence: correct the towers first

UOA describes Southbank Residence Phase 1 as two 26-storey serviced-apartment blocks with 389 and 285 homes. That is 674 units in total, with official layouts from 779 to 978 sq ft. The tenure is freehold.

An older profile called the residential blocks 37 storeys. The old article also claimed a twelve-minute walk to Kerinchi LRT. Both statements were removed during the listing audit. UOA’s current page supports the corrected structure but does not establish a reliable pedestrian route to rail.

Southbank is still a credible Old Klang Road candidate. Compare it for the documented layout, tenure and exact road position. Do not award it a transit win until the route has been walked from the residential lobby.

The current profile carries a community maintenance estimate. Ask for the latest bill, sinking-fund line, audited accounts and AGM minutes before calculating monthly ownership cost.

Saville @ The Park: verify the Mid Valley route

Saville @ The Park is a leasehold serviced-apartment project associated with Mah Sing. The current profile records 660 to 900 sq ft layouts and names Amona Metro Development as developer.

Its earlier article copy promised a fifteen-minute walk to Mid Valley and called the building developer-managed as though that remained current. Neither claim is supported by a recent management statement in the retained source set.

Walk the full route to The Gardens or Mid Valley Megamall yourself. Check crossings, shelter, access hours and the return after dark. If rail matters, time the trip to Abdullah Hukum LRT, then continue through KL Eco City using the linked pedestrian route. Abdullah Hukum is on the Kelana Jaya Line; there is no Mid Valley LRT station.

Also confirm who manages the building now. A completed project’s current JMB or MC position cannot be inferred from the developer brand.

OUG Parklane: the lowest-confidence record of the three

OUG Parklane is recorded as a leasehold serviced-apartment development in Overseas Union Garden. Its current source set is mainly a secondary property portal, so JiranLink treats its detailed operating and access claims cautiously.

The profile estimates Kuchai MRT at 1.5 km. Kuchai is on the Putrajaya Line, not the Kelana Jaya Line and not an LRT station. A feeder or e-hailing trip may be more practical than walking, but route numbers and frequencies should be checked live.

Do not use the old RM0.25 to RM0.30 psf maintenance estimate as a current bill. Ask management for the parcel’s share units, latest charges, sinking fund and any special levy.

OUG’s shops and food options may be useful to a resident. Their distance from a specific block still belongs in the viewing, not in a generic township claim.

Flood risk: ask for incidents, not a colour

News about flooding elsewhere on Old Klang Road is relevant area context. It does not prove that every car park, electrical room or access road in these three developments has the same exposure.

For each property, ask management for:

  • dates and depths of any water entry;
  • affected car-park levels, lift pits and electrical rooms;
  • closures on each access road;
  • insurance claims and rectification work; and
  • pump, barrier and drainage maintenance records.

Walk the approaches after heavy rain if access reliability matters. A higher residential floor does not protect a car in the basement or an electrical system at ground level.

Mid Valley access: use the real network

Mid Valley City has a KTM Komuter station. Abdullah Hukum LRT and KTM connect through KL Eco City to The Gardens and Mid Valley via a pedestrian link. There is no station called Mid Valley on the Kelana Jaya Line.

That leaves three honest ways to test an Old Klang Road property:

  1. drive the actual route during the household’s peak hour;
  2. time the bus or feeder journey using the current operator schedule; and
  3. walk from the lobby to the chosen KTM or LRT station, including the bridge or mall route at the destination.

Do not combine a portal’s fastest walk, a train’s in-vehicle time and an off-peak drive into one fictional commute.

The building shortlist

Start with Southbank Residence if freehold tenure and the documented 779 to 978 sq ft layouts fit, then solve the transport question in person.

Add Saville @ The Park if the smaller serviced-apartment plans and Mid Valley side of the corridor appeal. Verify the walk and current management records.

Consider OUG Parklane if OUG itself is the priority and a car, feeder or e-hailing commute is acceptable. Its source record needs the most parcel-level checking before money changes hands.

No building wins on an estimated fee or an area-wide flood label. The useful comparison is title, layout, actual access and current accounts.
