Best Condos Near Bukit Jalil LRT: A Five-Building Shortlist

Bukit Jalil has plenty of condos that are marketed as LRT-friendly. The evidence is less tidy. After the latest source review, only five JiranLink profiles still carry a specific access estimate to Bukit Jalil LRT. Those estimates are useful for planning a viewing day, but they are not measured walks from every lobby.
The price records are uneven too. Two profiles state a transaction period; three do not. That is enough for a shortlist, not a definitive ranking of today’s market.
The five profiles that retain an access estimate

Impiana has the lowest recorded psf in this group, but its sample ends in 2023. Kiara Residence 2 has the freshest dated sample. The other three figures may still help you spot broad price tiers, yet they cannot carry a claim about current value without a dated transaction extract.
KM1 East also has an unresolved completion-year conflict in its profile: the top-level record says 2014 while the project information says 2022. I would not use either year until that discrepancy is settled.
Why three familiar names are not ranked
The Earth Bukit Jalil, The Link 2 Residences, and The Park Sky Residence remain relevant Bukit Jalil options. They are absent from the table because their reviewed profiles no longer assert a walk time to Bukit Jalil LRT.
That distinction matters. WZR’s current page confirms that The Earth, now called Paraiso Residence, was completed on 24 March 2022 with 762 units in two 39-storey towers. Berjaya describes The Link 2 as a mixed development served by the wider area’s rail network, but does not publish a block-to-station walk. Malton lists The Park Sky Residence as a completed development in Bukit Jalil City. None of those statements gives me a defensible door-to-platform time.
How I would use this shortlist
For a price-first search, start with Impiana and Kiara Residence 2 because their transaction periods are stated. For a commute-first search, plot all five routes from the exact residential entrance, then walk them at the time you would normally travel. A ten-minute map estimate can feel very different once crossings, gradients, security exits, and station access are included.
Do not compare maintenance fees yet. The retained figures for these buildings are mostly estimates rather than current JMB schedules. Ask for the latest statement, check whether the sinking fund is included, and confirm the rate for the specific parcel size.
Tenure needs the same discipline. The current source set does not support a clean five-way tenure comparison, so verify it from the title, APDL, or another primary record before paying a booking fee.
My read
Impiana is the clearest low-price lead, with the important caveat that its evidence is historical. Kiara Residence 2 has the most recent dated sample. Park 2, Parkhill, and KM1 East belong on a viewing list only after their undated price records and walking routes are checked.
That is less satisfying than an eight-building league table, but it is more useful. It tells you where the evidence is strong, where it is stale, and which claims still need a pair of shoes rather than another spreadsheet.
