Residensi Bintang Bukit Jalil
Residensi Bintang Bukit Jalil is LBS Bina Group's (via Puncak Gama Sdn Bhd) 1,342-unit twin-tower leasehold condominium spanning two 47-50 floor towers, completed in May 2022 on elevated land 15m above the main road. It's one of the largest recent completions in Bukit Jalil, with over 90 facilities and maintenance fees at RM 0.22 psf - among the lowest in the township. The elevated site gives it a low flood-risk rating, though it sits roughly 20 minutes on foot from Awan Besar LRT, making it more car-dependent than the Persiaran Jalil corridor buildings closer to the station.

SKYLUXE On The Park
SKYLUXE On The Park is a completed freehold condominium by SkyLuxe Development Sdn Bhd, a member of SkyWorld Development Group, on a 1.85-acre site tucked against the Bukit Jalil Recreational Park. Two towers — Block A (44 storeys) and Block B (44 storeys) — hold 477 units from 661 to 1,224 sq ft (1+1 to 3+1 bedroom layouts). Completed in Q1 2020 and occupied for several years, it scored 85% QLASSIC (the highest in Malaysia's high-rise residential category that year) and is GBI-certified. Current resale/asking prices span roughly RM420–1,173 psf, with a small sample of 2024 transactions showing a median of about RM901 psf and RM735,000 per unit. Maintenance is RM0.30–0.35 psf. LRT proximity is where marketing and reality diverge: listings routinely name Awan Besar, Bukit Jalil and Sri Petaling as 'nearby LRT stations' without clarifying that none of them are a comfortable walk. We traced this ourselves — see the transit note below — and concluded the actual nearest operating station, Awan Besar LRT (Sri Petaling Line), sits roughly 1.2–1.5km away by road, which is a 15-to-20-minute walk, not the quick stroll the 'Bukit Jalil' LRT branding implies. A separate SkyWorld marketing claim about a planned 500m pedestrian walkbridge through the recreational park to Pavilion Bukit Jalil City appears not to have materialised — a named reviewer on PropCafe.net (a well-established Malaysian property blog) raised the same doubt back at launch, asking when (or whether) it would be built, and we found no evidence since that it has been.

The Earth Bukit Jalil
Paraiso Residence, previously known as The Earth Residence, is a leasehold WZR Group condominium in Bukit Jalil. WZR records two 39-storey towers, 762 units, built-ups from 960 to 1,480 sq ft and completion on 24 March 2022.

The Link 2 Residences
The Link 2 Phase 1 is a completed mixed development by Berjaya Land's Berjaya Golf Resort subsidiary in Bukit Jalil. Its residential component comprises 539 freehold serviced apartments across 32- and 36-storey towers, with built-ups from 667 to 1,218 sq ft.

The Park 2 (Bukit Jalil City)
2020 Hap Seng Land condominium in Bukit Jalil City with 1,568 units, RM0.44 psf maintenance notes, sky-gym amenities, and a 12-minute walk to Bukit Jalil LRT.

The Park Sky Residence
The Park Sky Residence is a Malton development in Bukit Jalil City comprising four blocks and 1,098 serviced apartments. Malton's 2020 annual report records handover in December 2019 and built-ups from 868 to 1,565 sq ft.

Twin Arkz
Twin Arkz is a freehold, 363-unit twin-tower condominium by EXSIM in Bukit Jalil. EXSIM records completion and CCC in March 2016, while Green Building Index independently records its completed Silver certification. Maintenance, transit, flood and resident notes remain secondary or community-sourced.
