The Hermington vs Residensi Kuchaimas: a source-backed comparison

The Hermington and Residensi Kuchaimas are neighbouring completed towers in Kuchai Lama. Their headline unit counts are almost identical. Their legal and physical products are not.

The Hermington is a conventional condominium with a 1,075 sq ft standard layout and two parking bays. Kuchaimas is a RUMAWIP, now Residensi Wilayah, affordable-housing project with an 800 sq ft standard layout. That 275 sq ft difference matters more than vague claims about one tower feeling “premium.”

The rail distances are neighbourhood-level estimates, not timed route surveys. Kuchai MRT is an operating station on the Putrajaya Line. It is not a future LRT stop, as the old version of this article stated.

The old comparison called both towers Aset Kayamas developments. That is too imprecise.

Aset Kayamas’s official page supports The Hermington’s 46 storeys, 479 units, 1,075 sq ft layout and two parking bays. For Kuchaimas, the Federal Territories project record identifies Ujana Mutiara Sdn Bhd as the developer and supports the Residensi Wilayah programme, 49 storeys, 478 units, 800 sq ft layout and leasehold tenure. Aset Kayamas also markets Kuchaimas, and TCS Group records the paired completed project, but that does not erase the legal developer named by the government record.

For a buyer, the practical lesson is simple: use the developer name on the sale documents and title, not a shared marketing association.

Space and parking

Every standard Hermington home in the current official record is 1,075 sq ft with two parking bays. Kuchaimas uses an 800 sq ft standard plan. Its one-bay figure appears in the current profile and brochure material but lacks a second independent primary confirmation.

Hermington therefore offers 34% more floor area on the stated plans. That does not tell you whether the layout is better. Compare the dimensioned plans for bedroom width, kitchen ventilation, yard, storage, structural columns and balcony depth.

Parking is a concrete difference for a two-car household. A single driver may value it less. At Kuchaimas, verify the exact bay entitlement in the sale and purchase agreement rather than relying on the development summary.

Scale and lift pressure

The towers have almost the same number of homes: 479 versus 478. Kuchaimas is three storeys taller.

Those numbers alone cannot prove which building has more privacy, faster lifts or less crowded corridors. You would also need the residential floors, units per floor, lift zoning, service-lift arrangement and occupied-unit ratio. The earlier claims about Hermington having “better breathing room” were not supported by that evidence and have been removed.

Ask management for the lift count and visit during the morning or evening peak. Ten minutes in the lobby will answer more than a density label.

Title and restrictions

Hermington’s tenure is no longer described simply as generic leasehold. A bank auction proclamation provides parcel-level legal particulars for a 99-year lease expiring on 31 May 2116. That is stronger evidence than marketing copy, though any buyer should still run a current title search for the exact unit.

Kuchaimas is a leasehold Residensi Wilayah project. Affordable-housing properties can carry eligibility, ownership or disposal conditions. Do not assume the original scheme rules still apply unchanged to a particular resale. Confirm current conditions with the relevant authority and solicitor before paying a deposit.

MRT and daily travel

MRT Corp identifies Kuchai as a Putrajaya Line station. Neither building has a documented direct station bridge.

Hermington’s profile estimates 20 minutes and 1.5 km, with a T585 stop adjacent to the building. Kuchaimas estimates 22 minutes and 1.7 km, with T588 nearby. The addresses used for those estimates are neighbourhood-level, so the two-minute difference is false precision for purchase purposes.

Test three journeys instead:

  1. the full walk from the residential lobby to the station fare gate;
  2. the feeder trip at the intended commute time; and
  3. the drive out of the actual car park during peak traffic.

Rapid KL routes and frequencies can change. Use the current journey planner and ask management where residents actually board.

Maintenance and management

No winner is declared here.

Hermington’s profile contains a contextual RM0.30 to RM0.33 psf range. Kuchaimas has an unverified community estimate of RM0.20 to RM0.25 psf. Neither is a current, comparable management statement. The previous article also repeated resident praise about security, upkeep and pool conditions as though it established building-wide performance. It did not.

Request the latest maintenance bill, sinking-fund balance, audited accounts, AGM minutes, arrears level and special-levy history for each building. That is the evidence needed to compare management.

Price evidence needs care

The Kuchaimas profile carries a RM300,000 median from two 2025 transactions. Two transactions are too few for a broad market conclusion, and scheme restrictions can affect comparability.

Hermington carries a RM550,000 median across 52 transactions, but its current source label does not state the transaction period. The larger sample is useful context, not a clean like-for-like premium. Compare recent parcels with the same floor area, parking entitlement, floor and condition.

Which one belongs on your list?

Start with The Hermington if 1,075 sq ft and two documented parking bays solve a real household need, and if the parcel-level title and higher purchase budget work.

Start with Residensi Kuchaimas if the 800 sq ft plan is sufficient and the affordable-housing programme fits your legal and financial position. Verify the resale conditions and parking entitlement first.

Neither building wins on unverified ideas about privacy, security or status. Hermington buys more documented floor area and parking. Kuchaimas offers a smaller Residensi Wilayah product with a much lower, but thinly sampled, recorded transaction level. The remaining decision belongs in the documents and the actual unit.
