Protecting Your Deposit

Best Practices

  1. Take comprehensive photos and videos on move-in day
  2. Keep all communication in writing (WhatsApp, email)
  3. Report issues immediately to landlord/management
  4. Understand normal wear and tear vs. damage
  5. Keep copies of all correspondence

Common Deposit Deductions

Landlords can legally deduct for:

  • Unpaid utility bills
  • Damage beyond normal wear and tear
  • Missing inventory items
  • Early termination penalties (if applicable)

They cannot deduct for:

  • Normal wear and tear
  • Pre-existing damage (documented at move-in)
  • Repairs that are landlord’s responsibility

Final Tips

  • Build a good relationship with your landlord and neighbors
  • Pay rent on time consistently
  • Communicate issues promptly
  • Keep the unit in good condition
  • Document everything

A smooth move-in sets the foundation for a good tenancy relationship. Take your time with the inspection—it’s much harder to dispute damage claims after you’ve moved in.
