Best Freehold Condos in Cheras: Four MRT-Linked Options

The strongest freehold-and-MRT shortlist in Cheras currently has four names, not five. Emerald 9, You City III, IKON Connaught, and Saville @ Cheras all retain both a freehold claim and a station link after source review.

The trade-offs are easy to see. The prices are not. Two profiles preserve launch-era figures and two have no usable price record, so this article ranks viewing priorities rather than pretending to know the cheapest current buy.

GuocoLand’s current Emerald 9 page confirms freehold tenure, the transit-oriented mixed development, and tower-by-tower sizes. It does not publish one reliable aggregate residential unit count, so the profile deliberately leaves that total blank.

OSK’s current You City III page confirms a completed freehold development with a direct linked bridge to Taman Suntex MRT. The 800-unit count, 39 floors, and full 678-1,776 sq ft range are supported by the retained official project material and planning record.

IKON’s profile has a thinner source base: the official site plus a secondary building page. Saville has stronger independent transit support because MRT Corp documents the Sri Raya station link, while MKH’s material supports its freehold parcel and layouts.

You City III and Saville stand out because the link is part of the project record, not just a map estimate. You City III connects to Taman Suntex through a covered bridge of about 100 m. Saville connects directly to Sri Raya through a covered link.

That still does not make the trip identical from every unit. Check the route from the lift lobby, including access hours and any retail or security gates along the way.

Where the space differs

Saville has the broadest and largest recorded layouts, from 1,130 to 4,670 sq ft. It is the obvious first viewing for buyers who need substantial floor area and want a direct MRT connection.

Emerald 9 and You City III cover more compact formats. Emerald 9’s phases range from 650 to 1,304 sq ft on the current developer page. You City III spans 678 to 1,776 sq ft across its official plan series. IKON starts smallest at 570 sq ft and reaches 1,237 sq ft.

Those ranges describe different products within each development. Compare the actual layout, not only the minimum and maximum numbers.

Why there is no current price winner

Emerald 9’s RM382,000 figure belongs to the first tower’s launch. You City III’s RM438,800-1,220,000 range is also launch-era APDL pricing. Neither tells us what a comparable unit should transact for in August 2026.

IKON and Saville have no retained price fields. Portal listings can help arrange viewings, but asking prices are not completed transactions. A responsible comparison needs recent sold data matched by tower, floor area, floor, condition, and parking allocation.

Why You Vista is excluded

You Vista appeared in the earlier draft. It no longer belongs in a freehold-and-MRT ranking. OSK’s completed-project collection supports 740 units and lists 2016 in its project table, but the retained source does not establish tenure, unit sizes, station access, or price.

That is not a judgment on the building. It is a boundary on what this article can prove.

My read

Start with You City III if a short covered MRT link and a wide layout range matter most. Start with Saville if space is the priority. Emerald 9 offers the broadest phased precinct, while IKON is the compact option near Taman Connaught.

Do the price work separately. Request dated sold comparables, verify the title, and walk the full station route before deciding which of the four is genuinely best for you.
