Emerald 9
Emerald 9 is a freehold, transit-oriented mixed development by GuocoLand Malaysia Berhad on an 11.84-acre site at Cheras' 9th Mile, comprising five residential towers plus separate office and retail components clustered around a courtyard, with a hotel tower also planned. The first residential tower, Bruce on9, launched in 2019 with 477 units (650–1,050 sq ft, 1–3 bedrooms) and sold out its initial release within weeks at prices from RM382,000; subsequent towers (Audrey, and others named similarly) have since launched, with GuocoLand's own current project microsite showing several towers already marked complete and later towers still under construction. Residential built-up sizes across the scheme span roughly 650–1,304 sq ft, with pricing quoted in the RM356–892 psf range. Taman Suntex MRT station (Kajang Line, operational since 2017) is genuinely close by — GuocoLand markets a linked walkway of about 400m, making this one of the better-connected transit-oriented developments in Cheras. IKON Connaught
IKON Connaught is a freehold serviced residence integrated with a retail podium in the heart of Taman Connaught, connected to Taman Connaught MRT via a covered walkway. Popular with young professionals and investors seeking MRT-linked living in Cheras.
Majestic Maxim
Majestic Maxim is a large affordable leasehold development in Cheras comprising 4 blocks and 2,136 units across 44 floors, completed in 2021 by Maxim Holdings. Units run 650-819 sq ft with 1-2 parking bays each, making it a popular first-home and investment option due to its lower entry price. Taman Connaught MRT (Kajang Line) is reachable by a 15-minute walk or short feeder bus, and maintenance fees at RM0.25 psf are among the most affordable in the corridor given the unit sizes.
Miharja Condominium
Miharja Condominium is a leasehold development by Uncang Emas Sdn Bhd in Taman Miharja, Cheras, completed in 1994, with 31 low-rise blocks and units around 959 sq ft. Maluri is an Ampang Line LRT and Kajang Line MRT interchange. The cited hydrology paper places Taman Miharja within the Sungai Kerayong catchment but does not establish flooding at this condominium; total unit count also remains unconfirmed.
Saville @ Cheras
Saville @ Cheras is a freehold, 43-storey mixed-use development by MKH Berhad on a 2-acre site in Batu 9, Cheras, comprising 352 serviced apartment units plus 62 retail shops. Completed in 2019, units range from 1,130 to 4,670 sq ft across six layouts (3 to 6 bedrooms) — unusually large for an MRT-linked project. Maintenance fee is around RM0.28 psf (about RM462/month on a typical unit, including sinking fund). The building's main draw is a 7-metre covered link bridge directly into Sri Raya MRT station on the Kajang Line. Connected by SILK Highway, Cheras–Kajang Highway, MRR2 and Connaught East-West Link.
You City III
You City III is a freehold serviced apartment development by PJD Regency Sdn Bhd (part of OSK Property) in Taman Suntex, Cheras — 800 units across two 39-storey blocks completed in 2023. Official layouts range from 678 to 1,776 sq ft with 2 to 4 bedrooms. The project's headline feature is a direct covered walkway of roughly 100 metres to Taman Suntex MRT station on the Kajang Line. A 3-storey retail podium sits at the base, and the official Advertising and Sales Permit disclosed a launch selling price range of RM438,800 to RM1,220,000.
You Vista
You Vista is Phase 2 of OSK Property's You City development in Cheras. OSK's current completed-project table records 740 units and lists 2016. Because no second live issuer or authority source confirms the actual handover date, JiranLink presents 2016 specifically as OSK's table entry and withholds the handover date, tenure, layout, parking and station-walk details.
