Residential built-up sizes across the scheme span roughly 650–1,304 sq ft, with pricing quoted in the RM356–892 psf range. Taman Suntex MRT station (Kajang Line, operational since 2017) is genuinely close by — GuocoLand markets a linked walkway of about 400m, making this one of the better-connected transit-oriented developments in Cheras. GuocoLand's own current official microsite (guocoland.com.my/emerald9/) lists five residential towers individually with unit-size ranges but does not publish an aggregate residential unit total, and its office/retail figures (151 office units, 90 retail shoppes) differ from the numbers in GuocoLand's own 2019 launch press materials (165 office, 82 retail) — indicating the scheme's non-residential component has been revised since launch, which also puts the original residential figure in doubt. Multiple secondary sources (NuProp, EdgeProp.my's 2019 launch coverage reprinted from The Edge Malaysia / New Straits Times, properly.com.my, PropertyGuru) consistently repeat a figure of '1,888 serviced apartments' distinct from the office/retail/hotel counts — this figure is NOT obviously conflated with the commercial components (it is listed separately from them in every source found), but it originates from a single 2019 launch-era press release and has not been restated or reconfirmed by GuocoLand on its current live site or in any GuocoLand annual report located during this research.
