Khaya Residences is an under-construction leasehold serviced-apartment tower on Jalan Bangsar, next to Menara TNB Bangsar at the boundary of Bangsar and the Bangsar South (Kampung Kerinchi) precinct, developed by Bayu Mantap Sdn Bhd — a joint venture between Melati Ehsan Holdings Berhad and Tenaga Nasional Berhad (TNB) — on a 3.88-acre site. The single 61-storey tower will hold 795 units from 630 to 1,321 sq ft across seven layouts (1- to 3+1-bedroom), with a 15,000 sq ft retail podium and 40-plus resort-style facilities including a 50-metre infinity lap pool and rooftop gym. Tenure is leasehold expiring 12 June 2117, and target completion is Q2 2029. Secondary property-agent marketing pages quote pricing from roughly RM785,000–893,000 up to RM1,690,000–1,694,000 (from about RM1,157–1,246 psf depending on source and date) — no official APDL-style price disclosure was located, so treat this as indicative only. The project is marketed on a roughly 5-minute/400m walk to Abdullah Hukum LRT, with Kerinchi LRT similarly close. As an unfinished project, maintenance fee, flood history and finished-building photography do not yet exist and are intentionally left out rather than estimated.
KL Gateway Residences
KL Gateway Residences is a mixed integrated development in the Bangsar South / Kerinchi corridor with a direct covered link bridge to Kerinchi LRT station. The retail mall below and sub-5-minute LRT access make it one of the most transit-convenient residential options in the area.
