Bangsar

Bangsar is one of KL's most established townships, known for the Telawi dining strip and mature residential streets southwest of the city centre. Our archive covers two developments here — the hillside Bangsar Hill Park estate on Lorong Maarof and the completed Alfa Bangsar tower at the Maarof/Tandok junction — with Bank Rakyat–Bangsar LRT connecting to KL Sentral.

Alfa Bangsar

Alfa Bangsar is a completed 42-storey mixed-use tower by City Motors Group (via Sri Seltra Sdn. Bhd.) at the junction of Jalan Maarof and Jalan Tandok in Bangsar. The residential component holds 178 freehold serviced apartments from 570 to 997 sq ft, fully taken up, stacked above a 220-room Holiday Inn and about 25,900 sq ft of retail. The development was officially opened in January 2025.

Bangsar Hill Park (Verdura Residence)

Bangsar Hill Park (Verdura Residence) is Phase 1 of a leasehold condominium masterplan by Bangsar Hill Park Development Sdn Bhd — majority-owned (51%) by Sunsuria Bhd alongside Suez Capital Sdn Bhd, Dasar Temasek Sdn Bhd and Sunsuria KL Sdn Bhd — on Lorong Maarof in Bukit Bangsar, on the site of the former Sri Pahang flats. Verdura comprises two towers, Blocks D and E (reported as 57 storeys by most sources, though one Edge Malaysia cover story cites 62), totalling 812 units from 917 to 1,478 sq ft in 2- to 3+1-bedroom layouts, on a 99-year lease expiring 13 October 2119. Official developer pricing at launch ran RM835,000–RM1,472,000 (Block D) and RM928,000–RM1,599,000 (Block E), roughly RM910–RM1,082 psf; a wider RM509–1,521 psf range sometimes cited for this project elsewhere could not be independently verified here and may reflect post-completion resale transactions rather than original developer pricing. The developer's own site lists a March 2025 completion target with Phase 1 reported sold out, though JiranLink has not independently confirmed physical handover, CCC issuance, or finished-unit photography. Nearest transit is Bank Rakyat–Bangsar LRT station, roughly 400m/6 minutes' walk — not the Universiti or Abdullah Hukum stations initially assumed during research, which actually serve the separate Bangsar South (Kampung Kerinchi) precinct several kilometres away. Because this development sits in Bangsar proper rather than Bangsar South, it is filed here under a distinct 'Bangsar' area rather than grouped with the Kerinchi-cluster buildings on this site. Current maintenance fee and post-handover resident feedback are not yet independently confirmed and are intentionally omitted.
