Taman Desa
Taman Desa is a low-flood-risk residential township southwest of KL, protected by the SMART Tunnel flood attenuation system. Three developments in our archive span a wide price range — from RM 355K freehold serviced apartments to RM 3.5M boutique condominiums. Seputeh KTM connects to KL Sentral in under 10 minutes. The township is known for its mature character, dense local food scene, and consistent flood protection — a meaningful advantage over parts of Old Klang Road and OUG during monsoon season.

Maintenance, transit, flood and internet notes below are community or area context rather than independently verified structural facts.

M Aspira
M Aspira is an under-construction leasehold serviced residence by Mah Sing Group on a 3.70-acre (161,172 sq ft) site in Taman Desa, Kuala Lumpur, with the lease running until 13 August 2123. The development is twin towers — Tower A at 66 storeys (686 units) and Tower B at 69 storeys (932 units), 1,618 units in total — built-up from 706 to 1,006 sq ft across three layouts (2, 3 and 4 bedrooms). Multiple current agent and marketplace listings cite entry prices of RM538,800 for Tower A and RM566,800 for Tower B, roughly RM762–802 psf gross; Mah Sing's own project page separately advertises a lower 'from RM452,000' entry figure without specifying the tower or phase, so treat the exact live price as something to confirm directly with the developer rather than fixed. Vacant possession is targeted for around December 2029. Rail access is genuinely not walkable: the nearest MRT is Kuchai (Kuchai Lama) on the Putrajaya Line, roughly 4.9km away by road, and the development markets a complimentary developer shuttle bus to that station rather than any pedestrian link — budget for the shuttle schedule or a private vehicle, not a walk. As an unfinished project, maintenance fee and flood history do not yet exist and are intentionally omitted.
